About Chris
I am a Chartered Surveyor, Property Developer & Mentor. I have spent over 30 years in the UK property industry and have worked at a senior level for some of the best & most well-respected businesses. I set up my own property development company over 15 years ago and have a track record of successful developments.
If you are looking for a textbook lecturer to help you pass a university real estate exam, I am the wrong person for you.
I am a hands-on property professional and development manager. My day-to-day work involves identifying development opportunities and taking projects through the full development lifecycle to maximise profit.
I will show you can apply the principles I use to your own project(s) using a tested methodology. I do not teach academic theory. I provide highly practical, commercial mentorship for individuals who have real capital on the line and cannot afford to make a six-figure mistake.
Whether you are a builder looking to move from contractor to developer to keep the full margin, or a private landowner trying to unlock the maximum value from your property, I will help you bridge the missing knowledge gap.
My objective is to fast track your knowledge, fill in the missing pieces and help you understand how to reduce risk and increase your chance of success.

My Methodology & Lesson Structure:
Our sessions are conducted via Zoom and are entirely driven by live data and real-world examples. When we work together, we don’t look at hypothetical case studies. We look at the site online together using mapping tools; we review the 'must have' requirements; assess local planning policy via planning portals, map out environmental and spatial constraints, review active title deeds, and build live development appraisals using actual market numbers.
Typical 1-to-1 sessions cover:
Site Viability & Feasibility: How to visually and technically screen a plot in 15 minutes to see if it’s both financially viable and technically feasible before spending thousands on solicitors & architects.
Planning Strategy: Navigating local policy, planning conditions, permitted development rights, planning obligations, and negotiating with local planning authorities.
Legal & Finance: Conditional contracts; option agreements; title issues; restrictive covenants and other red flags; how to structure development finance; how to structure your purchase & sale.
Project Delivery: Managing construction process, tendering, build contracts, and CDM & Health & Safety regulations.
Who I Work With (Please Read Before Booking):
To maintain the quality of my mentorship, I strictly filter my clientele. Please only request a session if you fit one of the following profiles:
1. Active Builders & Tradespeople: You understand construction but need help to understand the rest to manage risk and allow you to scale into full-time development work.
2. Existing Property Owners: You own a development property or potential development property already (e.g. a house ripe for replacement or a large plot) and want to secure planning consent without the fear of missing out on profit or getting exploited by promotion companies.
3. High-Net-Worth Investors: You have liquid capital or funds ready to deploy and want a peer-level expert to look over your shoulder and de-risk your first major project.
